The standard

Kept means kept: aired, watered, read, repaired, and met at the gate.

Most management is a phone number that answers when something has already gone wrong. Ours is a person who is in the house every week whether anyone is coming or not, so that nothing gets the chance. You get one page a month telling you what was done, and a call before noon when you need one.

How it begins

A call before noon

Tell us where the house is and how you use it. Federico calls back the same morning.

A walk through the house

We visit, with you or with your keys. We note what the house needs and what it does not.

One page, agreed

A short letter setting out what is kept, how often, and what it costs. No platform, no app.

The first Thursday

Linen, pool, garden, shutters. Your first Report arrives the following month.

Questions owners ask
Do I have to let the house?

No. Most houses we keep are never listed. If you want to let, we do it to people we know, at rates we agree with you, and we meet every guest at the gate.

How far do you go?

Cannes, Nice, Menton, Monaco and Saint-Tropez, the hills behind each of them, and up to Limone Piemonte in the snow. Every house has someone nearby who knows it, which is how a hinge gets fixed the same afternoon.

What does it cost?

A monthly fee for the keeping, agreed in writing before we start, plus the ledger at cost. Every line appears on the Report. There are no percentages and no surprises.

Who has the keys?

Federico and one named member of the team. Keys live on a tag with the house’s name and nothing else; there is never an address or a code on anything that could be lost.

Can you deal with the mairie, the syndic, the utilities?

Yes, in French. Bills, meter readings, the co-ownership meeting you cannot attend. It is part of the keeping.
